During December 2011, 75 residential properties closed escrow. The average sale price was $179,731 and the average days on the market were 155. More than thirty-four percent (or 26) of the residential properties that sold were bank owned and 13% (or 10) were short sales.

Fifty-one (51) residential properties went under contract during the month with an average list price of $184,409.  Distressed properties accounted for nearly 57 % of the properties that went pending in December.

During November 2011, 72 residential properties closed escrow. The average sale price was $178,958 and the average days on the market were 156. Thirty-seven and a half percent (or 27) of the residential properties that sold were bank owned and 8% (or 6) were short sales.

Twenty-four (24) residential properties went under contract during the month with an average list price of $202,007.  Distressed properties accounted for 54 % of the properties that went pending in November.

There were 229 residential sales during the quarter spread throughout the county with an average sale price of $182,166. The average days on the market were 145. Thirty (30) residential properties went under contract during the month with an average list price of $182,353.  Distressed properties accounted for 66 % of the properties that went pending in October.

As of 11/27/2011, there were 579 active residential properties on the market with 41% of homes priced below $200,000.  Distressed listings (REO =11% and Short Sales = 17%) are twenty-eight percent (28%) of all active listings.

Seventy-eight (78) residential properties went under contract during the month with an average list price of $190,076.  Distressed properties accounted for 44 % of the properties that went pending in September.

As of 10/7/2011, there were 621 active residential properties on the market with 38% of homes priced below $200,000.  Distressed listings (REO =8.8% and Short Sales = 15.45%) are twenty-four  and a quarter percent (24.25%) of all active listings.
